How much is the security deposit?
First Midwest Rentals requires a security deposit equal to your first month’s rent. The security deposit will be returned to the tenant at the end of the lease term, pending the tenant has followed the lease terms and there are no damages at move-out.
Do you allow pets?
First Midwest Rentals has select units at our Oxford Commons property, located in Roscoe, that allow pets. All pets must weigh 25 pounds or less to be allowed in the rental units.
What is the application process?
First Midwest Rentals requires a $45 application fee and two of your most recent pay stubs to start the rental process. We will then complete a full credit and background check on the applicants. Where do you have properties?
First Midwest Rentals has rental properties in Rockford, Loves Park, Machesney Park, Poplar Grove and Roscoe. Whether you are looking for the excitement of living downtown or a more laid back environment, we have properties to fit your needs!
Do you allow subletting?
Tenant shall not sublet the Apartment, or any part of the Apartment, nor assign this Lease without the prior written consent of the Landlord. Consent may be withheld by Landlord for any or no reason.
Do your properties have parking?
First Midwest Rentals properties offer garage or off-street parking for our tenants.
Does the rent ever increase?
Tenant rent will have the same rate throughout the duration of the lease.
Do you offer short-term leases?
First Midwest Rentals requires all tenants to sign a one year lease. After the one year lease has been completed, tenants can then go to either a short-term or month to month lease.
Who pays for repairs?
First Midwest Rentals has a full time maintenance staff, as well as, an emergency maintenance line in the event that a repair is needed.

Can you break a lease?
Tenant has no right to early termination of the Lease. In the event Tenant abandons the premises prior to the end of the Term, in addition to all other remedies provided for herein, Tenant shall be responsible for the payment of all remaining rent due hereunder and Landlord shall have the right to collect any rent previously waived or reduced as an inducement for Tenant to enter into this.
