How much is the security deposit?

First Midwest Rentals requires a security deposit equal to the first month’s rent. The security deposit will be returned to the tenant at the end of the lease term, pending the tenant has followed the lease terms and there is no damages at move-out.

Where do you have properties?

We have properties located across Winnebago County and beyond. Our communities are in Rockford, Loves Park, Machesney Park, Poplar Grove, and Roscoe. Please visit our Communities page for details.

Do you allow subletting?

No, tenants are not permitted to sublet their units; tenants shall not sublet the apartment, or any part of the apartment, nor assign a lease without the prior written consent of the landlord. Consent may be withheld by Landlord for any or no reason.

Will my rent ever increase?

No, not for the duration of your lease; our tenant’s rent will remain at the same rate through the duration of the lease.

When is rent due and how do I pay it?

Rent is due on the 1st of each month. Payment can made with a personal check, cashier’s check, money order, ACH payment, or online bill pay. Checks can either be mailed in or dropped at our 24/7 drop box at 1513 E Riverside Blvd, Loves Park, IL 61111.

How many bedrooms do your apartments have?

We have one, two, and three bedroom apartments to fit most family situations.

Do you allow pets?

No, all of our properties are pet free. Pets are not allowed in First Midwest Rentals properties.

What is the application process?

The application is downloadable here. Please send your application to info@firstmidwestrentals.com, or drop off your application at our office at 1513 E Riverside Blvd, Loves Park, IL, 61111. There is a $50 application fee. This can either be paid over the phone or in person. After we have received both your $50 application fee and our application, we will complete a full credit and background check. Applications must be completed for each individual whose name will be on the lease. Each applicant is required to pay a $50 application fee.

Do your properties have parking?

Yes! All of our properties have either a garage or off-street parking for all tenants. No need to worry about where you’ll park!

Do you offer short-term leases?

We require all tenants to sign a one year lease. After the one-year lease has been completed, tenants can choose to sign another long-term lease, or lease month-to-month.

Are appliances included?

Yes! Appliances are included at all First Midwest Rental homes. These include: washer, dryer, dishwasher, refrigerator, microwave, and stove.

Who handles maintenance?

First Midwest Rentals has a full time maintenance staff with 24-hr emergency maintenance as well.
